Cornerstone Engineering, Inc. has been providing Professional Surveying and Land Surveying services for over 30 years. These services have included topographic surveys, boundary surveys, route surveys, construction staking, and ground movement surveys (to measure subsidence) Our expertise in the fundamental concepts of surveying serves as a backbone to our success in this field. We pride ourselves as a land surveying firm that embraces the latest technologies and equipment while maintaining a deep understanding of the fundamental aspects of the profession.
Our Land Surveying department is equipped with sophisticated GPS and Robotic Total Station technology. Our staff is trained in the use of all equipment and able to effectively transition between instruments as field conditions dictate.
We use GNSS real-time network technology for speed and accuracy. Our Oceanside office is part of the Leica SmartNet network, and has a continuously operating GNSS reference on site.
While in the field, our survey crews are equipped with the hardware and software that enables them to become a mobile extension of our office facilities. Laptop workstations are used in the field with the same software that is available to our office personnel. Project data can be processed immediately in the field or transmitted to the office. A tailored ATV allows the surveyor to get to places an ordinary vehicle cannot go.
Cornerstone Engineering Inc. has performed thousands of design surveys in support of our in-house design staff as well as the support of other engineering firm’s projects. Services include: setting aerial targets, establishing horizontal and vertical ground control, coordinates of the aerial mapping, sub consultant as well as additional engineering design surveys to pick-up supplemental features. These may include underground pipelines and other utilities, additional elevations and contours, boundary lines, etc.
"As Built" Surveys
At Cornerstone Engineering Inc., as-built surveys are performed utilizing one of two basic methods. In the first method, the design information is loaded into the stake-out software of the total station, and differences between the plans and the actual locations noted in the field. The other method consists of performing the field locations and then comparing the field information in the office and updating plans as necessary. Often a combination of these two approaches is used. Pad certifications are completed in the same manner.
ALTA/ACSM Land Title Surveys
The American Land Title Association (ALTA) and the American Congress on Mapping and Surveying (ACSM) have developed special survey requirements to be followed in order to insure land titles without exception for matters that may be discoverable from a survey. These surveys are usually performed on commercial properties that are involved in real estate transactions. These surveys establish property lines, locate improvements, and identify easements on a parcel. Many optional items may be included in the surveys such as utilities, ground contours, wetlands, offsite easements benefiting the subject property, zoning, building setbacks and building heights. Cornerstone Engineering regularly performs ALTA/ACSM Land Title Surveys for our clients. Our staff has expertise regarding these surveys and has provided training to others on the subject of the current ALTA/ACSM Minimum Standards.
Boundary Surveys & Legal Descriptions
Cornerstone Engineering Inc. specializes in boundary surveys of publicly and privately owned property. Cornerstone Engineering Inc. surveyors are experienced at doing their own title investigations using many varied sources of information.
Street & Property Vacations
Street vacations have been prepared for cities throughout California including the City of San Diego, the Metropolitan Transit Development Board, the California Department of Parks and Recreation, private developers, and descriptions have been written for Caltrans remainder parcels Cornerstone Engineering Inc. is aware of both the statutory requirements for public and private entities as well as practical considerations of design, usefulness, changes in liability, and reservations for utilities.
CEI staff has provided surveying and mapping surveys to the local oil industry for the last 27 years, including the following companies: Oxy Elk Hills, Texaco, Chevron, Petro Lewis, Occidential Petroleum, Shell Oil and several other local petroleum consultants. Our services have included: Well site surveys for the Department of Oil and Gas and the “BLM”, Pipeline Route Surveys for both design and construction staking, Facility site grading plans and construction staking for the grading project, Lease and Facility surveying and mapping.
Cornerstone Engineering Inc. has run hundreds of miles of level loops and set permanent benchmarks for projects. The company knows how to research each separate level line, adjustment networks, and suggest the most appropriate datum and procedure for differing projects. Typical projects range from extending vertical control over twenty miles of railroad corridors in Sacramento, (grades are nearly flat and rail tolerances are exacting) to setting permanent monuments by packing bags of cement to areas inaccessible by vehicle to using portable hammer drills for setting quick and durable brass plugs in concrete in developed areas.
Plats, Legal Descriptions & Acquisition
Cornerstone Engineering Inc. has prepared many legal descriptions for city/county acquisitions for various municipalities, public and private agencies and private parcels. Cornerstone Engineering Inc. has been the on-call right-of-way surveying consultant to Caltrans District XI, the Metropolitan Transit Development Board (MTDB) and the Center City Development Corporation of San Diego (CCDC). These assignments have afforded Cornerstone Engineering Inc. the opportunity to develop efficient and thorough methods and procedures for document preparation. Cornerstone Engineering Inc. will recommend and prepare the best type of document for transferring title for each particular description, and coordinate with other professionals to clarify the exact
rights which are being acquired.
